Home Not Selling? These Reasons Could Be Why

Wondering why your home isn’t selling? Realtor.com recently published a blog about the various things that can prevent homes from selling. If you are thinking about listing your Incline Village, NV real estate this spring, this is a hot topic to pay attention to so we decided to recap and add in some of our own advice from the years we have been in the business.

Over Pricing homes for sale in Incline Village, NV. This is one of the most common offenses that will cause a home to sit. If you are doing it because you think your property is worth the asking price, look at the reasons why you think it is ok to be over priced and then have a good, honest conversation with your Incline Village, NV Realtor and be open to what they have to say. The reality is that it is really hard to put a price on something that holds so much sentimental value. However, the harsh truth is that a home is only worth what buyers are willing to pay for it. This means that you HAVE to look at the comparable solds for the last few months and price it inline with that as those are the accurate market values. If you are pricing higher in the hopes of countering until you get the number you really want, that backfires. Too many pets. We all LOVE our animal family members. However, you can have too many and that can get in the way of a quick and successful sale. While a few pets that you have maintained and picked up after are usually no issue, any more comes with stains, smells and damage that can linger no matter how much deep cleaning you have done. Now, if you are serious about selling, it would be wise to replace whatever has been left behind. For example, new flooring, trim or paint may be in order.  Also, be sure to lock them up and put them out of site during showings. If a buyer or their children is scared of animals, the showing will not be enjoyable and they will likely rush through or cut their showing short.

Dated carpeting is a no go. While a lot of Incline Village, NV Realtors will tell you that doing major renovations before listing homes for sale in Incline Village, NV may not get the return on investment you were hoping for, there are some that are necessary and can help a property move quickly. One example is new carpeting or flooring. This applies if your Incline Village, NV Real Estate features shag carpeting in a vibrant shade. Think burnt orange, olive green, bright blue or patterns from yesteryear. Sure, some might find the 70’s or 80’s trend charming, but the reality is that carpet that old has seen its day and can be replaced for around $1,500.

Noisy neighbors. This can be hard in Lake Tahoe as we have a lot of vacation rentals. While some properties are only reserved for family and friends and they can be dream neighbors when they do arrive, others can be home to bachelor parties or loud family reunions for a weekend. While you have very little control over what the people next door do, you can make some positive changes to your backyard space to give it some privacy. Upgrades like a taller fence, canvas sun shades, beautiful flowers and twinkle lights can make the property feel both charming, private and like your own oasis.
